Prefab House FAQ

Clear answers for overseas buyers comparing expandable container houses, materials, bathrooms, electrical systems, weatherproofing and shipment planning.

Models & Layouts

Common buyer questions about sizes, interior height, bathrooms and room planning.

What is the approximate weight of a 20ft expandable container house?

A standard 20ft expandable unit is approximately 2.5 tons. Final weight depends on wall panel thickness, bathroom configuration, roof options and other customized materials.

Can the interior height reach 2.4 meters?

Yes. Some configurations can provide approximately 2.4m interior height, with the center corridor reaching around 2.5-2.6m depending on the model and shipping solution.

Can a mini 20ft expandable house include an internal bathroom?

For mini 20ft layouts, the center space is usually too narrow for a standard built-in bathroom. An integrated bathroom module or a different layout should be discussed before quotation.

Can a 40ft expandable house include a laundry room?

Yes, a laundry area can be planned between bedrooms in some 40ft layouts. Local drainage details, such as floor drains, should be confirmed with the installer before production.

Can you customize an oversized unit such as 13.3m x 4.4m x 2.65m?

Oversized dimensions need engineering review. Paint line and container loading limits may restrict extra-long structures, while higher units may require open-top container shipping.

Materials & Finishes

Doors, windows, colors, wall panels, floor finishes and visible customization options.

What door and window materials are available?

Steel doors are standard. Windows can be configured with aluminum alloy or thermal-break aluminum options. Color options, including black frames, can be discussed during specification.

Can plastic-steel windows use double glazing?

Plastic-steel windows are normally single-glazed in this product line. If double glazing is required, aluminum alloy window options are usually more suitable.

What exterior colors are available?

Exterior metal carved panels and color steel panels can be selected from available color cards. RAL color matching may be possible depending on material and order quantity.

What wall panel thickness is commonly used?

Common configurations include 75mm exterior wall panels and 50mm interior partition panels. 100mm or thicker insulation panels can be reviewed for colder climates or higher performance requirements.

Can the kitchen or bathroom walls use a marble-look finish?

Yes. UV panels or waterproof marble-look panels can be used to create a similar visual effect, while keeping the structure lighter and easier to ship than real stone.

Bathroom & Plumbing

Bathroom options, waterproofing, drain sizes and fixture customization.

What bathroom types can be supplied?

Common options include marble-look, PVC, fan-shaped and acrylic bathroom configurations. The best choice depends on budget, available space and installation requirements.

What are the typical bathroom dimensions?

Bathroom dimensions vary by model. For some expandable house layouts, the bathroom width is around 1.26-1.43m, while shower and fixture sizes should be confirmed with the final drawing.

Are water supply and drainage pipes pre-installed?

Kitchen and bathroom water connections can be reserved in the factory. Typical pipe references include 20mm water inlet, 50mm wastewater pipe and 110mm sewage pipe.

Is the sink area waterproofed? Can tiles be added?

The sink area can be waterproofed before delivery. Bathroom floor tiles can be added as an option, but final cost depends on specification and quantity.

Can the bathroom be made narrower?

Some bathroom dimensions are constrained by fixtures and wall structure. Narrower layouts should be reviewed with drawings so the shower, toilet and basin remain usable.

Electrical & Heating

Wiring, power capacity, breaker standards and electric floor heating.

What wiring sizes are used inside the expandable house?

Typical wiring references include 6 sq mm main incoming wire, 4 sq mm socket wiring and 1.5 sq mm wiring for lights and switches. Final standards can be adjusted for the destination market.

Can the house support high-power appliances?

The whole-house circuit can be designed for around 8000W in some configurations, with separate wiring for high-power appliances such as water heaters when required.

Can Australian, American or European electrical standards be supplied?

Yes, electrical configuration should be confirmed before production. US systems are usually 110V AC, while many European and other markets use 220-240V AC.

Can graphene electric floor heating be added?

Graphene floor heating can be added as an option. Power consumption depends on local climate, target indoor temperature and heated area, so it should be designed for the project location.

Weatherproofing & Insulation

Wind resistance, roof waterproofing, coastal environments and cold climate use.

How is the expandable house sealed against rain?

Sealing typically uses rubber sealing strips, waterproof structural adhesive and waterproof tape. Roof seams can also use waterproof tape and protective cover plates.

How does the roof reduce leakage risk?

The roof uses layered waterproofing, including waterproof tape and cover panels. For high-rainfall areas, an additional pitched roof or drainage gutter system can be considered.

Can the house be used in coastal or humid environments?

For coastal or salt-air locations, we recommend raising the house from the ground, using galvanized frame treatments, reinforcing the bottom structure and improving insulation protection.

Can the house be used in very cold climates such as -40 C?

Cold-climate configurations can be discussed. Thicker insulation, such as 100mm polyurethane panels, may be required depending on local temperature and heating plan.

What insulation level can be used for demanding projects?

Projects with strict insulation requirements may need thicker PU or alternative sandwich panels. For example, 100mm wall panels or reinforced roof insulation can be reviewed case by case.

Shipping, Production & Warranty

Lead time, container loading, batch orders and after-sales coverage.

How long is the production lead time?

Standard production is usually around 20-25 days. Batch orders, such as 10 or more units, may require around 30 days depending on model mix and customization.

How many mini units fit in a 40ft container?

A small 10ft expandable unit can typically fit four sets in one 40ft container. Some mini 20ft configurations may fit six sets in a 40ft high-cube container.

Can a 30ft expandable house with bathroom fit in one high-cube container?

A 30ft expandable unit with Australian-standard electrical configuration and one bathroom is typically planned as one set per high-cube container.

What warranty is provided?

A one-year warranty is commonly provided for the house product. Exact coverage should be confirmed in the contract according to model, parts and destination.

Does adding more wall panels affect container loading space?

Yes. More panels and thicker materials reduce available internal packing space. For a 40ft unit, remaining packing space should be checked against the final accessory list.

Customization Options

Branding, roof style, doors, wheels, flooring and optional upgrades.

Can we add our logo to the house?

Yes. A customized aluminum logo plate can be produced and fixed to the house, or other branding solutions can be discussed for distributor orders.

Can a sloped roof or flat roof be supplied?

Yes. Flat roof and pitched roof options can be reviewed. A pitched roof is often recommended when buyers want stronger rain protection or a more residential appearance.

Can wheels be added for easier movement?

Wheels can be considered for certain use cases, but the corner structure may need to be adapted to shipping container-style corner fittings and site movement requirements.

Can interior doors be customized in size or color?

Interior door dimensions and colors can be customized in many cases. Common bedroom door dimensions can be adjusted, such as 920mm or 760mm width, depending on layout.

Can different flooring be used in the kitchen and other rooms?

It is possible, but using one flooring material across the house usually keeps the floor more even and reduces height transitions between spaces.
